First Planning Appeal on cards – why you might not get planning

I wrote THIS POST a while back on what will scupper your planning application.

And unfortunately exactly this has happened today when the house below was refused planning today with the main reason being the poor percolation of the ground. This despite our highly qualified consultant and his report correctly stating that the land is more than capable of safe effluent disposal:

So now we have a massive difference of opinion with our consultant and the planners (who are not as qualified as our expert) and the only option being to go to appeal with An Bord Pleanála.
