The Full Day Design Workshop for new houses & larger projects takes the initial consultation a step further into a full-day 'workshop' where we meet at the site (within the Connacht region is included in the price – for further afield you'll need to add on TRAVEL EXPENSES which can also be paid for online) and provide the following service:

• Site meeting at property
• Discussion of what's required (the brief)
• Measured survey of the key site/house dimensions (if not available)
• Drawing to scale of the proposed floor plan(s) (plan only) The existing & proposed drawings are then normally emailed as pdf files at this stage
• Meeting in office to go through plan & make tweaks (if required) (max 1 hour)
• Advice about planning and other relevant regulations
• Budget cost of the proposed works
• Outline of additional services (if required).

An outline 'sketch' layout (plan only) is prepared following the half day analysis and half day design workshop; this sketch may be enough for you to proceed to further services or you can purchase additional 'workshop' time in chunks of 3 hours (see 'You may also like below').

After payment I'll contact via email or phone to arrange a suitable date/time for the consultation.

This service can also be conducted entirely remotely on supply of a GPS location, topological survey and photographs.

• This service does not include a multitude of design variations or tweaks (other that described in the hour described above) – please CONTACT US… for a more 'indepth' architectural service or see the '3 hour chunk service' detailed below…

• Have you costed the economic feasibility of the project? As a rough guide you are looking at €125 per square foot for the build; therefore for a 2500 square foot house (which is a reasonable family size dwelling) the build cost would be €312,500. All of my fees are now lump sums but I generally work them out at a minimum of 5% depending on the scope & complexity of the project. Therefore for the 4 work stages from inception to completion, a typical MINIMUM fee would be €4000 per work stage (for a similar sized house described above). You will also need to factor builders VAT at 13.5% and professional services VAT at 23%
