Initial Consultation – Needs & Review Report

In order to effectively commence a residential architectural project; whether it’s for a new house or a refurbishment/extension project – we would recommend our Initial Consultation ‘Residential Needs and Options Review’ Service.

This is where we can meet at your site or house (price includes anywhere within Co. Mayo (for further afield TRAVEL EXPENSES will need to be included and provide the following service:

• Evaluation of project
• Ascertainment of project members and best methods of contact
• Discussion of brief and requirements
• Discussion of ‘look and feel’ ‘likes & dislikes’
• Discussion of bubble diagram type layout
• Calculation of outline budget costs
• Planning Requirements
• Design, planning & construction timelines
• Quotation for subsequent architectural fees
• Where appropriate (e.g. for restoration/refurbishment/Passivhaus) a summary of key items required; i.e. Lime render, insulation, windows, requirements for Passivhaus etc…

The benefits of taking on this service are numerous and include:

• A lower cost method of commencing a project to ascertain whether the project is economically viable

• A cost effective way of ensuring your architect is providing the services you actually require so that you can compare ‘apples with apples’ when choosing your architect

• A comprehensive report (CLICK HERE FOR A SAMPLE OF THE CONTENTS) (opens in new window) that effectively starts a residential design and construction project.

• The cost of the Residential Needs and Options Review is deducted when the projects proceeds to a ‘full’ service

• If you decide not to appoint Mark Stephens Architects, you can use the report for other professionals at no additional cost

After payment I’ll contact via email or phone to arrange a suitable date/time for us to meet.

IMPORTANT:

The items below are critical when considering an architectural project and should be considered prior to booking a consultation:

• Our ‘Full’ architectural service would typically be at a minimum of 7% of the construction cost; therefore for a €250,000 (exc VAT) build; our architectural fee for RIAI Work Stages 1-4 inclusive would be in region (€17,500 exc VAT)

• If the project is in the West of Ireland then you should carefully read the appropriate Rural House Design Guide. Below are two key guides – other areas would be similar:

It is critical that you read and understand what is required in these guidelines and it eliminates wasted time, effort and money and inappropriate designs such as large, deep plan, high structures on top of hills.

This service does not give designs or drawings (other than the sketches of ideas discussed at the meeting). It instead gives an effective way of commencing an architectural project.
