The writing was on the wall prior to the implementation of the Building Regulation Amendments under S.I.No.9 of 2014 but since April 1st it looks as if the situation will increase…

The situation being my appointment for the design and planning only on projects and the appointment of a another party for the construction drawings and site inspections.

Now I’m happy that if money is tight that I receive a fee for a ‘part-service’ rather than no job at all but on the basis of a couple of recent jobs I feel that it’s important to emphasise that I can do a lot more than just the ‘pretty’ bit involving the design and planning. This is the purpose of this post; to explain what I (as well as other architects) can offer when they are appointed for the ‘full’ service:

I have always said that the best residential projects are based on the combination of architect AND structural engineer; leave one out of the equation then your job is compromised. I have several skill sets that give added value to your residential project, namely:

• I am a UK and Ireland trained RIBA & RIAI Registered and Chartered Architect with a deep understanding of the drawings and Building Control/Regulation requirements that will make your house comply with the Building Regulations and safe to live in

• I am qualified to inspect and certify residential projects including those that fall under the remit of S.I. No.9 of 2014. If these projects require structural inspections then I work with a Structural Engineer as appointed Ancillary Certifier

• I have the eye for detail that good design requires; the eye to continue the good design on from planning into the construction details that are most visible on your job.

• I am a Certified Passivhaus Consultant/Designer; I understand the details and construction that will provide you with an economic home to run; even if you don’t go for the Passivhaus standard, similar details can be used to create a home that is highly insulated and economic to heat.

So in the same way that a ‘Dog isn’t just for Christmas’; “An architect isn’t just for the pretty bit”. If you are able to afford me and a Structural Engineer then it’;s in your best interests to do so.
